LeaseLattice Terms of Service

Effective Date: October 4th, 2026

These Terms of Service (“Terms”) govern access to and use of the LeaseLattice platform and related services provided by LeaseLattice LLC (“LeaseLattice,” “we,” “us,” or “our”).

LeaseLattice is a business-to-business software platform designed for commercial real estate professionals.

By creating an account, accessing, or using the Services, you agree to these Terms. If you are using the Services on behalf of a company or other organization, you represent that you have authority to bind that organization to these Terms.

1. The Services

LeaseLattice provides software and technology solutions for commercial real estate, including:

  • Lease document processing
  • Lease information extraction
  • Lease abstracts
  • Lease obligations and critical dates
  • Current Effective Lease information
  • Lease rollover schedules
  • Asset Intelligence and natural-language search
  • Portfolio reporting and dashboards
  • Notifications and alerts
  • Related commercial real estate intelligence and workflow functionality

The Services may evolve over time, and LeaseLattice may add, modify, or discontinue features.

2. Eligibility and Business Use

The Services are intended for business and professional use.

You must have the authority to enter into these Terms and use the Services on behalf of yourself or the organization you represent.

You are responsible for ensuring that your use of the Services complies with applicable laws, regulations, contracts, and professional obligations.

3. Accounts and Security

You are responsible for:

  • Providing accurate account information
  • Maintaining the confidentiality of login credentials
  • Restricting access to authorized users
  • Promptly notifying LeaseLattice of unauthorized access or suspected security incidents
  • Ensuring that users within your organization comply with these Terms

You are responsible for activity conducted through your account except to the extent caused by LeaseLattice's breach of its obligations.

4. Customer Content

“Customer Content” means documents, data, information, text, files, lease materials, property information, and other content submitted to or processed through the Services by or on behalf of a customer.

You retain ownership of your Customer Content.

You grant LeaseLattice a limited, non-exclusive, worldwide license to host, copy, transmit, process, display, and otherwise use Customer Content as reasonably necessary to provide, secure, maintain, and operate the Services.

LeaseLattice does not acquire ownership of your lease documents or other Customer Content.

You represent that you have the rights and permissions necessary for LeaseLattice to process the Customer Content you provide.

5. Artificial Intelligence

The Services use artificial intelligence and machine-learning technologies to process documents, extract information, generate responses, and provide certain features.

AI Processing

LeaseLattice may transmit Customer Content to third-party AI infrastructure providers as necessary to provide AI-powered functionality.

LeaseLattice does not intentionally use Customer Content to train general-purpose AI models for use by other customers or the public.

AI-generated information may contain errors, omissions, or inaccuracies.

The Services are designed to support professional workflows and decision-making. They are not a substitute for review by qualified professionals.

You are responsible for reviewing AI-generated information before relying on it for business, legal, financial, accounting, tax, investment, leasing, or other decisions.

6. No Professional Advice

LeaseLattice provides software and information-management tools.

The Services do not provide legal, accounting, tax, investment, brokerage, insurance, engineering, property-management, or other professional advice.

LeaseLattice does not guarantee that information generated or organized by the Services is legally sufficient, contractually complete, or appropriate for a particular transaction or decision.

You should consult qualified professionals when appropriate.

7. Lease Capacity

Paid subscription plans are subject to the active lease capacity associated with the applicable plan.

Current active lease capacities are:

  • Starter: 100 active leases
  • Professional: 250 active leases
  • Portfolio: 500 active leases
  • Enterprise: 501+ active leases or a custom capacity established by agreement

For purposes of capacity limits, an “active lease” generally means a lease record with an active status in the customer's portfolio.

Multiple amendments, supporting documents, exhibits, renewals, and related documents associated with the same lease record do not independently consume additional active-lease capacity.

If a customer reaches the active lease capacity associated with its subscription plan, the customer must upgrade to a plan with sufficient capacity before creating additional active lease records.

LeaseLattice does not permit customers to exceed their applicable active lease capacity unless expressly agreed otherwise in writing.

8. Free Trials

LeaseLattice currently offers a 14-day free trial for eligible new subscriptions.

Unless otherwise stated, no payment is required at the time of signup for the free trial.

At the end of the applicable trial period, the subscription will convert to the selected paid plan and billing will begin in accordance with the subscription terms presented during checkout, unless the customer cancels before the trial ends.

LeaseLattice may modify or discontinue trial offers at any time.

9. Subscriptions, Fees, and Billing

Certain Services require a paid subscription.

LeaseLattice currently offers monthly and annual subscription options for Starter, Professional, and Portfolio plans. Enterprise pricing and terms are available by contacting LeaseLattice.

Subscription fees are charged according to the selected billing period.

Billing and payment processing are provided through Paddle, which acts as the merchant of record for applicable transactions.

Applicable taxes may be calculated and collected through Paddle.

Subscription fees are generally non-refundable, except where required by applicable law or as otherwise provided in this Section.

Cancellation does not entitle a customer to a prorated refund for the unused portion of a billing period.

Refunds

Subscription fees are generally non-refundable, except where required by applicable law. Refund requests may be submitted within 14 days of the applicable subscription charge or renewal and will be considered and processed in accordance with Paddle’s applicable refund procedures. Submission of a refund request does not guarantee a refund.

Because Paddle is LeaseLattice's merchant of record and payment service provider, refunds may be processed by Paddle in accordance with Paddle's applicable refund procedures. Customers may submit a refund request through Paddle’s applicable customer support process, including through Paddle.net, or by contacting LeaseLattice at hello@leaselattice.com.

Cancellation of a subscription does not, by itself, entitle a customer to a prorated refund for the unused portion of a monthly billing period or annual subscription term. Any refund will be processed through the applicable payment method and payment provider.

Monthly Subscriptions

Monthly subscriptions automatically renew for successive monthly billing periods unless canceled before the applicable renewal date. Customers may cancel a monthly subscription at any time through the applicable account or billing procedures, and cancellation will be effective at the end of the then-current monthly billing period.

The customer will retain access to the applicable paid Services through the end of that billing period, subject to these Terms.

Annual Subscriptions

Annual subscriptions automatically renew for successive 12-month billing periods unless canceled before the applicable renewal date.

LeaseLattice will provide renewal reminders approximately 60 days and 30 days before the renewal date.

These reminders will state that the subscription will automatically renew unless the customer cancels before the renewal date and will identify the applicable renewal price.

Customers may cancel at any time before the renewal date.

Cancellation takes effect at the end of the current annual term.

10. Pricing Changes

LeaseLattice may change subscription pricing from time to time.

Price changes will not take effect during a customer's current paid billing term.

For monthly subscriptions, a new price will take effect at the beginning of the next monthly billing period following advance notice.

For annual subscriptions, a new price will take effect at the beginning of the next annual renewal term.

Annual renewal notices will identify the applicable renewal price.

11. Acceptable Use

You may not use the Services to:

  • Violate applicable law or regulation
  • Infringe intellectual property or other rights
  • Access another customer's workspace without authorization
  • Attempt to bypass security or access controls
  • Introduce malware or other harmful code
  • Interfere with the operation of the Services
  • Reverse engineer or attempt to extract source code except where expressly permitted by law
  • Circumvent subscription limits or usage restrictions
  • Use the Services to build a substantially similar competing service through unauthorized automated access or extraction
  • Upload content that you do not have the right to process

LeaseLattice may suspend or restrict access where reasonably necessary to address security, abuse, legal, or contractual concerns.

12. Intellectual Property

The Services, software, interfaces, designs, trademarks, logos, documentation, and other materials provided by LeaseLattice are owned by LeaseLattice or its licensors and are protected by applicable intellectual property laws.

Except for the limited rights expressly granted under these Terms, LeaseLattice does not grant you any ownership interest in the Services.

“LeaseLattice” and related branding are trademarks or trade names of LeaseLattice LLC.

13. Feedback

If you provide suggestions, ideas, recommendations, or other feedback regarding the Services, you grant LeaseLattice the right to use that feedback without restriction or compensation, provided that LeaseLattice does not disclose your confidential information in doing so.

14. Third-Party Services

The Services may integrate with or rely upon third-party services, including cloud infrastructure, artificial intelligence services, email infrastructure, authentication providers, and payment processors.

Third-party services may be subject to separate terms and privacy policies.

LeaseLattice is not responsible for the independent acts, omissions, availability, or policies of third-party providers except to the extent required by applicable law or expressly agreed in writing.

15. Confidentiality

Each party may receive confidential information from the other in connection with the Services.

The receiving party will use reasonable measures to protect confidential information and will use it only as necessary to perform its obligations or exercise its rights under these Terms.

Confidential information does not include information that:

  • Is or becomes publicly available through no breach of these Terms
  • Was already lawfully known by the receiving party
  • Is independently developed without use of confidential information
  • Is lawfully received from a third party without confidentiality obligations
  • Must be disclosed by law or legal process

16. Security

LeaseLattice maintains technical and organizational safeguards designed to protect the Services and Customer Content.

However, no system can be guaranteed to be completely secure.

Customers are responsible for maintaining appropriate account security and controlling access to their workspaces.

17. Service Availability

LeaseLattice will use commercially reasonable efforts to maintain availability of the Services.

The Services may occasionally be unavailable due to:

  • Scheduled maintenance
  • Emergency maintenance
  • Software updates
  • Infrastructure failures
  • Third-party service interruptions
  • Internet or telecommunications failures
  • Events beyond LeaseLattice's reasonable control

Unless expressly provided in a separate service-level agreement, LeaseLattice does not guarantee uninterrupted or error-free availability.

18. Suspension and Termination

LeaseLattice may suspend or terminate access to the Services if:

  • You materially breach these Terms
  • Payment obligations are not satisfied
  • Your use creates a security or legal risk
  • You engage in prohibited conduct
  • Suspension is reasonably necessary to protect the Services or other customers

Where reasonably practicable, LeaseLattice will provide notice and an opportunity to cure before suspension for a curable breach.

You may cancel your subscription in accordance with Section 9.

Upon termination, your right to access the Services will end.

Following expiration or termination of a customer’s paid subscription, LeaseLattice may permit the customer to access or export Customer Content for up to 30 days. After that 30-day period, LeaseLattice may delete Customer Content and associated lease intelligence from its active systems, subject to any retention required by applicable law or maintained through routine backup and disaster-recovery processes.

25. Entire Agreement

These Terms, together with any applicable order form, subscription agreement, DPA, or other written agreement between you and LeaseLattice, constitute the agreement governing your use of the Services.

If there is a conflict between these Terms and a separately executed written agreement, the separately executed agreement will control to the extent of the conflict.

26. Severability

If any provision of these Terms is determined to be invalid or unenforceable, the remaining provisions will remain in effect.
